A recent analysis by Redfin found the 10 US metro areas most at risk of a housing downturn in the coronavirus-led recession.
"The biggest risk, if you're investing in real estate, is that the house doesn't appreciate," said Nela Richardson, the chief economist for Redfin.
In November, Redfin brought on two new directors, including Julie Bornstein, the chief operating officer of Stitch Fix, an online personal stylist service.
Meanwhile in earnings, Dell Technologies, American Outdoor Brands, Cloudera, Okta, Redfin, and Barnes & Noble are some of the major companies set to report.
"Soaring stock markets, still-low mortgage rates, and a steady economy bolstered homebuyers at the start of 2017," said Nela Richardson, Redfin chief economist.
"There's a booming real estate scene in Vietnam but no good real estate data companies like Zillow or Redfin in the U.S.," he observes.
"Trade-up buyers seem to be losing their mojo heading into the heart of the spring selling season," said Redfin chief economist Nela Richardson.
Homebuyer demand did increase in July from June but was far below levels seen a year ago, according to Redfin, a real estate brokerage.
Nationally, just 12% of offers written by Redfin, a real estate brokerage, faced a bidding war in June, down from 52% a year earlier.
Separately, Opendoor, whose platform helps home buyers bypass brokers, joined hands last month with real estate brokerage Redfin to make cash offers for houses.
The typical home sold in 2015 was 4 percent farther from a city center than in 2011, according to Redfin, a real estate brokerage.
Real estate brokerage Redfin used its search engine to look specifically at which markets had the most people searching for homes outside their city.
During the first three weeks of March, a mere 16 percent of buyer offers written by real estate brokerage Redfin faced a bidding war.
This marked the first quarter in which super luxury listings fell year over year since Redfin began reporting on the luxury market in 2014.
A Redfin study from March of 2019, found that Los Angeles homes with pools sell for around $95,393 more than homes without a pool.
With a market cap approaching $2 billion, it's more than double than the $770 million valuation that Redfin achieved in its last private round.
That's one reason why Redfin has not had the impact on the real estate industry that they would have if they had independent contractors.
"If shortage of inventory is a headwind for housing, mortgage rates are a gentle breeze by comparison," said Nela Richardson, chief economist at Redfin.
Redfin, a national real estate brokerage firm, said its agents had 45 home buyers lined up to purchase homes here when the storm hit.
A new study by Redfin took a look at home equity appreciation since 2012, the year home prices hit their post-Great Recession nadir.
A recent report from real estate brokerage Redfin showed that while annual price gains were still high, monthly gains over the summer were flat.
Still, when asked on Friday, Kelman is confident that Redfin will change the real estate sales model: "We are baby, we are," Kelman said.
The number of buyers requesting house tours from real estate brokerage Redfin was up nearly 17 percent annually, according to its monthly demand report.
Redfin also issued a first quarter revenue forecast of between $179 million and $188 million, above the $178.7 million analysts surveyed by FactSet anticipated.
Older owners are staying put and limiting the inventory of would-be starter homes, based on an analysis by the Redfin economist Daryl Fairweather.

In order to find the 10 markets that will be most vulnerable, Redfin used 13 factors to find the overall risk score of each metro area.
"Especially with things like Uber, almost all the I.P.O. wealth was going to a couple of people," said Kalena Masching, a Redfin agent in San Jose.
Yes, we turn to Zillow or Redfin when searching for a home to buy or rent, but what about everything that happens before and after that?
"You may have fewer people looking to buy, but those who are looking are serious," said Michelle Leader, a Redfin real estate agent in Oklahoma City.
Real estate brokerage firm Redfin recently found that the supply of homes middle-class families can buy has declined by 86 percent in 49 different metropolitan areas.
The average price of a 'luxury' home, which Redfin defines as the top 5% in each of the 1,000 cities it tracks, fell 1.6% to $423 million.
After agents reviewed the recommendations, Redfin was able to use the agents' modifications as additional training data, and the click-through rate on recommended houses rose significantly.
In the 46 major markets tracked by Redfin, a real estate brokerage and analytics company, inventory fell in June annually for the first time since last September.

According to a study by Redfin, 18 U.S. real estate markets saw at least 1 percent of homes sold through iBuyers during the third quarter of 2019.
"The ability to work remotely is a huge factor in people relocating, especially within the same time zone," Portland Redfin agent Megan Warren said in the report.
In fact, most homeowners are getting multiple offers, and those units move within a week or less of going on sale, Redfin spokeswoman Rachel Musiker told CNBC.
Redfin speculates that a prevalence of foreign investors could account for the nearly 60 percent of purchasers who bought properties blind in L.A. and other California cities.
While supply declined overall, Redfin noted a large rise in listings in some of the most supply starved markets, which is where home prices have overheated most.
Redfin — Redfin's stock climbed 2.63% after the company beat Wall Street's expectation handily for the fourth quarter on both the top and bottom lines according to FactSet.
Redfin analyzed more than 221 million home sales over the past four years and divided the data into seasons, according to when the homes were first listed.
Sales of homes listed at $2 million and above fell 16% in the first quarter, the sharpest annual decline since 2010, according to Redfin, a real estate brokerage.
Buyer demand in August increased slightly from July, according to real estate brokerage Redfin, which logged more offers written; the supply drain, however, resulted in fewer actual sales.
The number of homes for sale nationally fell slightly in June compared with a year ago, the first annual decline in inventory since last September, according to Redfin.
Still, he doesn't seem too worried about it impacting Redfin, because he hopes investors will focus on its market share, rather than the trends in the overall market.
"How big can Amazon get and stay in Seattle—that's what they're trying to find out," says Glenn Kelman, founder and CEO of online real estate company Redfin.
Meanwhile, the costliest city that the iconic investor Warren Buffett (worth $82.1 billion) could afford would be Nashville, which Redfin calculated would cost $5003 billion for 210,000 homes.
As for newly minted billionaire Kylie Jenner, she could afford to buy all of the 1,500 homes in the community of Waikapu, Hawaii for $968.5 million, Redfin calculates.
Only 67 percent of homes available in 2018 located in metro areas tracked by Redfin were priced affordably for millennials — down from 71 percent of homes in 2017.
Some of those 134 listings have sold, but as a Redfin spokesman explained it's unclear if cryptocurrency was used for all or a portion of the sale price.
"Don't listen to relatives, friends, Zillow, or Redfin," a real-estate agent based in Washington state who sells homes that cost an average of $400,000 told Business Insider.
"I think what's going to hold them back from over-heating is that prices have risen so fast relative to incomes," said Daryl Fairweather, chief economist at Redfin.
The supply of newly built homes for sale fell 1% in the second quarter, the first annual drop in six years, according to Redfin, a real estate brokerage.
It's the first property that's listed for sale where the seller only wants cryptocurrency, according to online real-estate broker Redfin, which spotted the listing on its site.

"I think we just have to acknowledge the entire industry's complicity with what's happening with Facebook," said Glenn Kelman, chief executive of Redfin, an internet real estate firm.
For example, back in 43 Redfin was offering a $3,300 rebate to buyers buying a $400,000 house in Washington, DC. Today the rebate has shrunk to just $1,800.
This requirement may give Zillow, with its long history of collecting data and creating its Zestimate, and Redfin, which has bundled iBuying in with its brokerage, an advantage.
That's according to a new survey from real estate site Redfin, which analyzed responses from more than 1,500 Americans who purchased a home in the previous 333 months.
Redfin contributed to the analysis by looking at the number of cat-friendly homes — abodes with high ceilings, litter box space and patios — available in each of the cities.

Publicly traded competitor Redfin also introduced its own iBuyer in the first quarter of 2017, though it didn't announce the program until its IPO filing in June of 2017.
Demand for home showings was still very high at the start of this year, according to Redfin, but the number of offers written was lower than a year ago.
Even though it's not a listings engine or a marketplace, Nextdoor's new real estate section puts it in competition with sites like Zillow, Trulia (owned by Zillow) and Redfin.
"The increases that we've seen so far have only gotten people off the couch and into the market," Glenn Kelman, CEO of Redfin, told CNBC's "Power Lunch" on Tuesday.
"The financial crisis at the start of the decade really set the stage and has had widespread ramifications on the housing market," Jason Bateman, head of Redfin Mortgage, said.
In Seattle, 58 percent of homes were considered affordable in 2017, but that share dropped to 46 percent last year, according to a survey from Redfin, a real estate brokerage.
Twitter is abuzz about this particular home because the finished basement has been converted into a "private adult sexual oasis," according to the listing on the real estate website RedFin.
"It's a personal decision, but if you have an open house, you should put away your jewelry [and] put away pictures of your kids," said Glenn Kelman, CEO of Redfin.

Tara Waggoner, the Houston market manager for brokerage and online listings firm Redfin, said the firm's local agents were getting about four times the number of calls they usually get from investors.
But then she said that, even if Redfin never became a money-making thing, it would always be a good thing, because of what it did for our employees and our customers.
A buyer with a $2,500 monthly housing budget lost nearly $30,000 in purchasing power this year, according to Redfin, which also calculated the share of homes that would no longer be affordable.

To calculate monthly mortgage costs, Redfin assumed a 20 percent down payment, a 4 percent interest rate on a 30 year fixed mortgage, 1.125 percent annual property taxes and $70 for homeowner's insurance.
The online real estate brokerage Redfin, for example, had initially forecast that rates for 30-year fixed mortgages would remain below 4 percent through next year, said Glenn Kelman, the company's chief executive.
After-the-bell reports will come today from Altice US (ATUS), Applied Materials (AMAT), Cisco Systems (CSCO), Equifax (EFX), International Flavors (IFF), Marathon Oil (MRO), MGM Resorts (MGM), Redfin (RDFN), and TripAdvisor (TRIP).

Nela Richardson, chief economist at Redfin, an online discount real estate broker, believes the lack of available credit is more of a problem than higher interest rates right now, especially for first-time buyers.

"Buyers continue to be persistent when it comes to giving homes a shot, checking out what's coming on the market despite new inventory being few and far between," said Redfin chief economist Nela Richardson.
The next-biggest offering came from Redfin, a tech-enabled real estate brokerage that raised $138 million in its July debut, with shares up about 66 percent from the offering price in recent trading.
In the fourth quarter, Redfin says that nearly 20 percent of Bay Area residents on its site looking for properties outside California were specifically searching for homes in Seattle, the most of any city.
Microsoft co-founder Bill Gates (the world's second-richest person, worth $97.4 billion, according to Forbes) could buy the roughly 310,000 homes located in Charlotte, North Carolina, which Redfin estimates would cost $92.4 billion.
Particularly given that quasi-rival RedFin, which appears to have similar revenue, has a public market cap of $1.74 billion (albeit with a decade's head start, which likely is a key differentiator for Fidelity).
According to a recent survey by Redfin, a national online real estate brokerage with more than 22018,22017 agents, 2327 percent of buyers said they submitted an offer on a home without visiting it first.
SAN FRANCISCO, Sept 6 (Reuters) - If the U.S. economy slips into a recession, homeowners in Riverside, California, will fare much worse than those in Rochester, New York, Seattle-based real estate brokerage Redfin predicts.
"The pace of housing starts averaged just 1.2 million for the year, far short of the historical average of 1.5 million starts," Redfin chief economist Nela Richardson wrote in response to the Census report.
" Along with Home Depot, he pointed to online real-estate brokerage Redfin, whose CEO warned investors last week of a slowing housing market, as a sign that "the housing industry has hit a wall.
According to RedFin, the real-estate brokerage and research firm, fully 12 percent of homes listed for $10 million or more saw a price drop in 2018 — double the levels of 0003 and 2015.

For now, there's only one venture-backed tech company that has announced a forthcoming offering: Seattle-based real estate search and brokerage Redfin, which filed paperwork with the SEC declaring its intention to raise $100 million.
"Lower interest rates are bringing buyers back, but without enough homes for sale to meet demand, we expect to see more bidding wars, which will push prices up this summer," said Redfin chief economist Daryl Fairweather.
Redfin calculated the aggregate value of homes in US cities with more than 13,21 homes in order to determine which of the world's richest people could hypothetically afford to buy every single home in the city.
"If weather was the only factor holding back home construction, then the warmer temperature would be an amazing bellwether of a strong start to the spring and summer selling season," Nela Richardson of Redfin tells CNBC.
"Although growth in wages and labor force participation would have been good news for the future of the housing market, the critical metric right now is residential construction jobs," said Nela Richardson, chief economist at Redfin.
"In 2018, strong price growth will be met with higher interest rates in addition to possible tax changes that could make homeownership even more unaffordable than it is now," said Nela Richardson, chief economist at Redfin.
Redfin, an internet real estate firm in Seattle, introduced its own home value estimator less than two years ago, commissioning an independent study that showed its figures were more accurate than Zillow's (Zillow disputes its conclusions).
"As much-needed large inventory increases finally arrive in some of the hottest markets, buyers are taking the opportunity to be choosy, offering only on well-priced homes," said Pete Ziemkiewicz, head of analytics at Redfin.
The typical home went under contract in 42 days, a full week faster than a year earlier, and the lowest median days on market reported since Redfin began tracking the metric in 2009, according to a report.
Facebook CEO Mark Zuckerberg on the other hand, could afford to buy all of the 90,000 homes located in Long Beach, California with his $63 billion fortune, at an estimated cost of $61.3 billion, according to Redfin.
The top 26.93 percent of homes by price sold in the third quarter saw their values increase 226.9 percent compared with a year ago, hitting an average of $214.7 million, according to Redfin, a real estate brokerage.
While Redfin has expanded more quickly in the last few years, now serving over 80 metropolitan areas, it has been a small fry in the real estate business since starting its online brokerage service a decade ago.
This batch includes three publicly-traded companies (Zillow, Real Page and Redfin), two others primed to go public in the next year (Airbnb and Procore) and one other that recently put its IPO plans on hold (Lemonade).
A monthly demand index from real estate brokerage Redfin found the same number of people were requesting home tours in May as in April, but the number of buyers making offers fell 16.7 percent year over year.
"Buyer demand has been stronger so far in 2017 than last year, but the combination of low inventory and rising home prices is taking its toll heading into the fall," said Nela Richardson, chief economist at Redfin.
"Even though it's a sellers' market nationally, homeowners often have to make a leap of faith to list their properties because there may not be a more desirable home to move to," said Redfin chief economist Nela Richardson.
"It's been a lot of high-income jobs, and couple that with not building enough new housing, and that's where you see a lot of rising costs," explained Taylor Marr, senior economist at online real-estate brokerage Redfin.
Redfin — Shares of the real estate brokerage firm jumped nearly 7 percent after an analyst at Piper Jaffray upgraded the stock to overweight from neutral, citing a better outlook for the housing market as interest rates remain flat.
"Our customer, which is a home buyer, is feeling more and more frustrated and bewildered in the last decade," said Glenn Kelman, the chief executive of Redfin, an online real estate brokerage that has more than 1,000 agents.
A recent study by Redfin showed that while inventory increased between 2017 and 2018 in some of the country's hottest housing markets, the share of homes that were affordable to those earning the local median income actually decreased.
"Social media companies should be doing more, but are we comfortable with [Facebook chief executive] Mark Zuckerberg or [Twitter's] Jack Dorsey as the arbiters of truth?" said Glenn Kelman, the chief executive of the real estate service Redfin.
The data showed that Redfin users in pricey metros, such as San Francisco and San Diego, are searching for homes in more affordable areas that still offer the amenities of a major city, such as Austin and Phoenix.
In addition to the now-established guard of sites like Redfin and Zillow that aggregate listings and provide a way to view properties from a range of agencies, there are startups like Zumper looking to tackle the rental market.
Palo Alto-based Branch Metrics, is a leader in this "deep linking" space, as it's called, having attracted major technology companies as customers including Pinterest, Redfin, Hotel Tonight, Jet, BuzzFeed, Ticketmaster, Dubsmash, Coffee Meets Bagel, Home Away and others.
"The moderation we're seeing in new-home prices was expected and follows right along with our observation late last year that builders were finally shifting their focus toward offering smaller, more affordable homes," said Redfin chief economist Daryl Fairweather.
"Redfin was perfect for a type-A person like me because it made it really easy to stay organized and on track," said Adrienne Aldredge in 2014, a few months after she bought a house in the Portland area.
While buyers in June were still requesting tours at the same rate as May, 11 percent fewer were putting pen to paper on an offer, according to Redfin, a real estate brokerage which surveyed 15 major metropolitan housing markets.
The Cape Cod style home, which has an estimated value of between $5 million and $6 million according to Redfin, is actually located on Broad Beach in Malibu, California, though on the show Mackenzie lives in Monterey, in Northern California.
In its oldest markets, Redfin's market share still hovers below 2%... Last year, Redfin brokers and affiliated real estate agents helped people in the U.S. buy and sell more than 75,000 homes, representing $35.3 million of Redfin's $41.6 million in revenue.

The average price of a luxury property in the capital, defined as the most expensive 225 percent of homes, rose 235 percent year-on-year in the first quarter, according to data from Redfin, a national real estate brokerage firm.
Residential real estate company Redfin compared the monthly cost of living in a dorm at 195 public colleges across the U.S. to the median monthly mortgage for a condo in the same cities to determine where it's actually cheaper to buy.
Curious as to how this might change Californians' outlook, Redfin, a national real estate brokerage firm based in Seattle, recently asked a sample of 900 homeowners if they would consider moving if they could no longer deduct state and local taxes.
Methodology Redfin examined more than 7 million homes listed across 23 metro areas from 2012 through August 2016 to see how many of them went under contract within 30 days and how often they sold for more than their list price.
There are still questions of fairness between agents and engineers that come up every month, but even in this entitled age, those questions hopefully begin with the understanding that everyone at Redfin is paid by the sweat of a real estate agent's brow.
The share of homes for sale that were affordable on a median income fell in 2018 in all 49 of the metro areas that Redfin analyzed, but in a few markets, affordability increased; those include Hartford, Connecticut, Jacksonville, Florida, and Nashville, Tennessee.
Owning a home is often cited as one of the best ways to build wealth, and real estate site Redfin recently revealed America's hottest affordable neighborhoods to buy in 2019 — they are on the outskirts of major metros, like Philadelphia and Baltimore.
"The buyers and the sellers are in this dance right now where it's a little harder to put deals together because nobody's certain where the market is going to land," said Glenn Kelman, CEO of Redfin in an interview on CNBC's Power Lunch.
But the bidding wars and rapidly increasing prices in Los Angeles — the median sale price rose from $327,000 in April 2012 to more than $705,000 in April 2018, according to Redfin — make its real estate market one of the most challenging for buyers.
With competition increasing among internet-based real estate firms for control of the homebuying and -selling market, companies including Opendoor, Redfin and Zillow are seeking ways to design an end-to-end experience when consumers buy, sell or trade a home online.
The startup, which has raised $30 million in total equity funding and more than $110 million in debt financing to help Bay Area residents make down payments on homes, now plans to take on Zillow and Redfin with its new home search engine.
In a 2007 interview on 60 Minutes, Redfin CEO Glenn Kelman described real estate as "by far the most screwed-up industry in America" and vowed to do for it what Amazon had done for bookselling and eBay had done for the sale of collectibles.
Four Madrona portfolio companies that have IPO'd over the last 20 months — the cloud software companies Smartsheet and Apptio, the real estate site Redfin, and the RFID chip maker Impinj —  took on average 12 years to get into the hands of public market investors.

"The only issue is that as rates go down you still have low inventory and that's going to limit sales, so prices are going to go up, sales will not be as strong," said Glenn Kelman, CEO of Redfin, in a recent interview on CNBC.
The listing on Redfin makes no note of the horrific 1969 murders of grocery executive Leno LaBianca and his wife Rosemary, but instead describes the property as a "classic 1920's Los Feliz gated single story home" with "breathtaking" views of the Silver Lake hills.
A number of technology companies have switched or are in the process of switching their contractors to employees for reasons similar to those of Redfin, including Shyp, a parcel shipping service; Luxe Valet, which offers a valet parking app; and Munchery, a food delivery service.
"A lot of people feel like they want to get out while those markets are hot," said Jaime Moore, a real estate agent based in Reno who is with Redfin, a national real estate brokerage firm, speaking about the high-price cities in coastal California.
Sure enough, the online real estate site Redfin this spring found that Denver had joined Seattle and San Francisco as cities with a "net outflow" of users — that is, there were more people on the site looking to leave Denver than to move there.
Glenn Kelman, the chief executive of Redfin, a closely held online real estate brokerage, said he sometimes had to mount "pitched efforts" to attract female candidates to his company's nine-member board, because many other start-up chief executives were after the same people.
The booming technology sector that attracts scores of well-paid workers has driven up home prices — resulting in stiff competition for people trying to put bids on houses in key areas, according to a recent report by Redfin, a Seattle-based real estate brokerage.
"After years of strong price growth and intense competition for homes, buyers are taking advantage of the market's easing pressure by being selective about which homes to offer on and how high to bid," said Taylor Marr, senior economist at Redfin, in a release.
At an age when I was finally realizing that everyone can be a maker of the world rather than just a bystander or a pundit, what Richard said gave me and the other folks at Redfin the confidence to stand up for what we believed in.
A survey for the online brokerage Redfin — involving 4,000 people who bought or sold a home last year or tried to do so — found that 25 percent of respondents said a mortgage rate rise to 5 percent would have "no impact" on their home-buying plans.
But unless you're actually thinking about selling, and invite a parade of brokers into your house to look at the granite countertops, all you've got is neighborhood gossip and the estimates you see on Zillow and other sites like Redfin and Trulia, a Zillow-owned company.
But as the generation of people who grew up with e-commerce grows, and more home buyers get in the habit of beginning their searches on sites like Redfin and Zillow, Mr. Kelman feels it is timely, after 13 years, to bring back the online purchase option, he said.
"Every day as a C.E.O., you have employees coming to you saying, 'I don't make enough to buy a house for my family,' and you already feel like you are paying through the nose," said Glenn Kelman, chief executive of Redfin, the real estate site based in Seattle.
On Thursday morning, hours after the proposal was unveiled, Redfin, a national real estate brokerage firm based in Seattle, started drafting a memo to its more than 1,000 real estate agents instructing them to ensure that prospective home buyers can still afford homes in their desired price range.
"Going forward, it won't be the record number of sales we saw in 2017, but we have seen mortgage rates come down considerably over the course of even the new year," Nela Richardson of Edward Jones Investments and former chief economist at Redfin, told CNBC's "On the Money" in an interview.

Redfin calculated the share of homes in each metro area that were affordable during each year by using a household making the median income in that metro area, assuming a 20 percent down payment, an interest rate of 4.64 percent for 2018 and 3.95 percent for 2017, and a monthly mortgage payment of no more than 30 percent of gross income.
